repeated discussions between three companies, Mitsubishi Estate Residence, Haseko Corporation, and Mitsubishi Estate Community Co., Ltd., they established a scheme to extend the cycle of large-scale repair work from 12 to 18 years by selecting exterior wall materials to be used for exterior walls during new construction and conducting appropriate inspections and repairs. Reflect it in the long-term repair plan.
Highly durable materials are used for various exterior materials such as tiles, urethane waterproofing, roof waterproofing, sealing materials, and spraying materials used as cliff exterior wall materials. Carry out appropriate inspections and repairs, and extend the cycle of repair work by 1.5 times. The introduction of this scheme is expected to reduce the total amount of repair reserves over 40 years by about 4~9%. In addition, by extending large-scale repair work, it has the effect of reducing CO2 emissions by about 225 tons over 40 years.
As the first step of the scheme, it was introduced to "The Park House Kawagoe Front" (Kawagoe City, Saitama Prefecture, total number of 192 units (including 42 units not eligible for recruitment)). The introduction of this scheme is expected to reduce the total repair reserve fund for the property over 40 years by about 9% (total 230 million yen).
