The real estate company Oda Kyu-Fuhta has transformed a 100-year-old vacant house into a traditional Japanese studio.

On the 26th, Odakyu Real Estate Co., Ltd. and Omusubi Real Estate (Tonokorporation Co., Ltd.) announced the opening of the first property under the theme "Odakyu as it is Rental - Vacant House DIY Rental." The studio, named "Studio ICHI," located in a traditional Japanese house, is set to open on the 28th. Prior to the opening, the companies unveiled the interior to the media.

"Odakyu as it is Rental - Vacant House DIY Rental" is a service where Odakyu Real Estate leases vacant houses from property owners, and Omusubi Real Estate rents them out as DIY-friendly rental properties. The initiative, based on a "Basic Agreement" on vacant house regeneration that both companies entered into in April 2023, aims to address the vacant house issues in the Tokyo and Kanagawa areas, and enhance the value along the Odakyu Line.

The first property is located a 3-minute walk from Tsukishima Station on the Tokyo Metro Yurakucho Line and Toei Oedo Line. It is a two-story building with a total floor area of approximately 42 square meters, and it has been standing for about 100 years. The property owner, facing challenges in utilizing the inherited house, consulted with Odakyu Real Estate. Responding to the owner's request to maintain the current state of the house that has been passed down through generations, Odakyu proposed the utilization through this service, which was accepted. In July of the following year, ICHIMILE Co., Ltd., based in the nearby Tsukuda district of Chuo Ward, specializing in event planning, management of artists, etc., decided to move in. They performed DIY renovations on the interior and operate the traditional house studio produced by their affiliated sword performance group, "Toya Ichi."

While preserving the existing exterior walls and fixtures as much as possible, sliding doors and wallpaper were replaced, making use of the existing framework for the sliding doors. The kitchen was reused after polishing the surface. For other malfunctioning parts, environmental considerations were taken into account by using waste materials. Some furniture and ornaments were contributed by members of "Toya Ichi," showcasing their antiques. The studio operates from 10:00 to 18:00, and the usage fee is 3,500 yen per hour (available from 3 hours).

Sosuke Tanaka, Sub-leader of the Brokerage Sales Division at Odakyu Real Estate, stated, "We have been working on solving the vacant house issues along the line, such as expanding our sublease business 'Odakyu's Reassuring Sublease' since 2016, but old buildings were not included. In an effort to expand our business, we approached Omusubi Real Estate, which has a track record of supplying approximately 250 DIY properties, and jointly engaged in vacant house activities. We hope to continue expanding our properties primarily along the Odakyu Line in the future."
