Mitsubishi Estate Residence Co., Ltd. unveiled its Co-Living rental condominium "Hmlet Ikebukuro" (Toshima-ku, Tokyo, 28 units in total) to the press on the 20th, with construction completed on the 13th.
Co-living focuses on fostering a community among tenants. In 2019, Mitsubishi Estate Co., Ltd. acquired Hmlet Pte. Ltd. (now Habyt Pte. Ltd.) and established a joint venture with Hmlet Japan Co., Ltd. Catering to mid-term residents (1 to 12 months), the company operates co-living businesses under the Hmlet and Blueground brands, with 51 locations and 1,028 rooms in central Tokyo as of October 24.
This property marks the first development of the Hmlet series by Mitsubishi Estate Residences, leased and operated by Hmlet Japan. Located a 7-minute walk from Ikebukuro Station on the Tokyo Metro Fukutoshin and Marunouchi Lines, the site spans 214.62 square meters. The reinforced concrete building has 11 floors above ground, offering 1K, 1LDK, and 2LDK floor plans with areas ranging from 27.58 to 59.72 square meters. Three rooms on the second and third floors will be available as private lodgings via Airbnb.
Primarily targeting foreign expatriates and long-term business travelers, the units feature high-demand amenities like sofa beds alongside regular beds. The 2LDK unit includes a queen-size bed and is fully furnished with home appliances and tableware. Work desks cater to digital nomads, and Mitsubishi Estate's comprehensive smart home service "HOMETACT" will be introduced for the first time in the Hmlet series.
The first floor boasts a 31.39-square-meter lounge with a kitchen as a common space. Kenichi Sasaki, CEO of Hmlet Japan, expressed hopes to open the lounge to tenants of nearby Hmlet properties, fostering community interaction. A community manager will organize various resident events to promote engagement.
Rent is approximately 1.6 to 2.0 times the market rate in the area, with prices starting at 183,000 yen for a 1K (27.58 square meters), 240,000 yen for a 1LDK (34.78 square meters), 274,000 yen for a 1LDK (39.05 square meters), and 438,000 yen for a 2LDK (59.72 square meters). Several rooms have already been booked since recruitment began 2-3 weeks ago, with occupancy starting on December 24, 2024.
Future plans for the Hmlet series include developing properties in Shinjuku City and Shibuya Ward. Sasaki stated, "The Hmlet series is intended for overseas users, and we aim to actively promote development in Shinjuku, Shibuya, Asakusa, and Minato Ward areas, which are highly recognized internationally."
