On the 21st, Ichiman Co., Ltd. conducted industry-academia joint research to visualize the effect of reducing CO2 emissions by suppressing the replacement of vinyl cloth in rental properties. The results were announced.
During the restoration work that occurs when tenants of rental housing are replaced, the company is implementing an initiative to have the next tenant use the existing cloth without replacing the unsoiled parts. To confirm the environmental contribution effect of this system, the company estimated the effect of reducing CO2 emissions with the cooperation of Associate Professor Takayuki Isobe from the Department of Sustainability, Faculty of Engineering, Musashino University.
Verification was conducted on one dwelling unit (occupied area 51.40 square meters, 3DK) of a five-story reinforced concrete building managed by the company, following an eviction after four years of occupancy. It was determined that the toilet and one Western-style room with 4.5 tatami mats did not need to be replaced. The amount of cloth required for reupholstery was calculated for both the case where the entire interior of the dwelling unit is replaced and the case where the Western-style room and toilet are not replaced. The environmental impact was calculated by factoring in the transportation load required for the disposal of the peeled cloth.
While the area used for the cloth was about 179 square meters for full reupholstery, it was about 134 square meters for partial reupholstery, leading to a reduction of about 45 square meters. When the environmental impact was calculated, including transportation to a disposal site and disposal, it was confirmed that partial replacement reduced CO2 emissions by about 25% compared to full replacement. This is said to be equivalent to reducing the amount of gasoline used by gasoline vehicles by 7.9 liters.
The company generates approximately 350 cases of restoration of properties under its management annually. Assuming that the average amount of cloth used in each dwelling unit is 90 square meters, and suppressing one-quarter of the replacement in each dwelling unit, it will lead to a reduction of about 3.2 tons of CO2 per year. Mr. Issei Nakazawa of Ichiman said, "It would be a great waste to replace cloth that can still be used, and if the entire industry works on not replacing it, we should be able to contribute to the realization of carbon neutrality by 2050."
In the future, the company plans to create an "eco-managed property mark" (tentative name) and post it on the websites of companies and properties engaged in such environmental contribution initiatives. Akira Nishijima, CEO of the company, said, "We have learned that the partial replacement that we have been working on can contribute to reducing the environmental impact, so we would like to continue to actively work on it."
